A low doc home loan is a mortgage for self-employed borrowers who can't produce the standard two years of tax returns and notices of assessment. Instead of full tax paperwork, the lender verifies your income using alternative documents like recent Business Activity Statements, often the last two, six months of business bank statements, or an accountant's letter.

You'll see it called low doc, lo doc, alt doc and no doc. In current lender language, low doc and alt doc mean the same thing. True "no doc" lending, where you state your income with no evidence at all, no longer exists in Australia. Responsible lending rules have required income verification since 2010, so any page promising a genuine no doc loan is either out of date or selling you something else.

This page is for self-employed Queenslanders who can prove they're earning, just not in the format a major bank wants. If you're PAYG with payslips, you're on the wrong page.

Who Low Doc Home Loans Are Actually For

Low doc suits a specific group:

  • Sole traders and contractors without two years of lodged returns
  • Business owners whose ABN and GST registration are still under two years old
  • Self-employed borrowers with consistent income but messy or delayed paperwork
  • People whose income has changed mid-year because of a business sale, a new venture or a job transition
  • Off-the-plan buyers whose income has shifted since they signed the contract

That last one matters. If you signed an off-the-plan contract two years ago as a PAYG employee and you've since gone self-employed, a low doc or near-prime loan can be the only way to settle on time. The alternative is losing your deposit or facing legal action from the developer, which usually costs more than the higher interest rate.

If you've got two clean years of tax returns and a notice of assessment, look at self-employed home loans instead. Full doc pricing will almost always beat low doc pricing.

You Might Not Need a Low Doc Loan at All

If you run your business through a company and pay yourself a consistent wage, you may qualify through a simplified self-employed or one-year full-doc pathway instead of a conventional low-doc loan. The evidence varies by lender and may include salary credits, an ATO income statement, recent tax documents or an accountant’s letter. This can produce better pricing, but it does not automatically remove rate loadings, LMI or lender risk fees.

The other shift worth knowing about. Third-tier lenders now use risk-based pricing, where the risk premium is baked into the interest rate rather than added on top through Lenders Mortgage Insurance. A low doc loan from a non-bank can sometimes undercut a major bank's full doc offer if your income structure is complex. It doesn't happen every time, but it happens often enough that it's worth checking before you accept a low doc rate.

What Documents Low Doc Lenders Actually Accept

Different lenders accept different combinations. Most want a Declaration of Financial Position from you plus at least one of the following income verification items.

The other thing that shapes which lender will look at you is how long your ABN and GST have been registered. MA Money is a useful example of how the tiers work:

  • Prime: ABN over 24 months, GST over 12 months
  • Near Prime: ABN over 12 months, GST over 6 months
  • Near Prime Plus / Specialist: ABN over 6 months, GST over 1 day

The younger your ABN and GST, the further down the tier ladder you sit, and the higher the rate.

LVR, Loan Size and the Real Cost

Low doc loans cap your Loan to Value Ratio lower than full doc loans. Most lenders sit between 60% and 85% LVR, meaning you'll need a deposit of 15% to 40% depending on the lender and the loan size. Here's how LVR works and why it matters.

For real numbers, Liberty's Brisbane low doc product lists loans up to 85% LVR, up to $3,000,000, with a minimum of $50,000. Their published fees are $0 application, $0 valuation, $0 settlement, $295 annual ongoing, $50 manual redraw and $395 discharge. Liberty lists a $0 valuation fee, with its standard valuation fee not applicable below 90% LVR. Additional valuation expenses may apply for properties valued above $1.5 million, regional properties or additional securities. Those figures are indicative and current at the time of writing, not a Blackk offer.

Rate-wise, expect a loading over the standard variable rate. How much depends on your ABN age, LVR, loan size and postcode. Above 80% LVR, an additional cost may apply. Depending on the lender, this may be Lenders Mortgage Insurance or a lender risk fee built into the product or pricing.

How APRA's 2026 DTI Rules Affect Low Doc Borrowers

From 1 February 2026, APRA limits each bank or other ADI’s high-DTI residential mortgage lending to 20% of new lending, applied separately to owner-occupier and investor loans. A high-DTI loan is one with debt equal to six times income or more. The precise measurement framework differs according to the institution’s classification. Self-employed borrowers with complex income are more likely to bump into this cap, which makes lender choice matter more. Non-bank lenders aren't regulated by APRA in the same way, so they often have more room to move on higher DTI cases.

The Exit Plan: Refinancing to a Standard Loan

Think of a low doc loan as a bridge, not a destination.

You settle now on low doc because you have to. Then, once you've got two full years of lodged tax returns and notices of assessment, you refinance to a standard loan. The rate drop is usually significant, often enough to cover switching costs several times over.

Start the refinance conversation about six months before your second full year of returns is available. That gives time to prepare paperwork, order valuations and switch without a rate gap.

Using Low Doc for an Investment Property

Low doc works for investment purchases too, and it's a common route for self-employed buyers building a portfolio. APRA's DTI cap is applied separately to owner-occupier and investor books, so the lender room available for investment lending is a separate conversation from your home loan.

How To Apply: Which Lenders Are On The Panel

If you're buying in Brisbane, the how to buy a house in Brisbane guide covers the full process end to end. You can't apply directly to Housing Australia. Applications go through a participating lender, either directly with the bank or through a mortgage broker. Over 30 lenders are on the panel: NAB, CBA, Westpac, and St George among the major banks, plus mutual lenders like Bank Australia, Bendigo Bank, and MyState Bank. Different lenders have different policies within the scheme, so which one suits you depends on your situation. I'll work that out with you. The scheme has scale behind it: around 1 in 3 first home buyers in Australia were supported by it in 2023–24, with 43,800 places taken up that financial year alone.

Loan Requirements Under The Scheme
  • Owner-occupied only. No investment properties.
  • Principal and interest repayments, 30-year term. Not sure whether to go fixed or variable? See fixed vs variable home loans.
  • Deposit must be genuine savings held for at least 3 months.
  • 100% of the loan must go toward the property purchase.
  • You can't increase the loan limit while the guarantee applies. To access equity later, you'd refinance to a non-scheme loan. Read how to refinance a home loan when the time comes. LMI may apply if your equity is still under 20%.

Other QLD First Home Buyer Schemes: What Stacks With What

The First Home Guarantee is genuinely useful. But in 2026, Queensland first home buyers have more support available than at any point previously. The challenge is knowing what goes with what, because not everything can be combined. There are a few other schemes worth looking at before you commit to one path:

First Home Owner Grant (FHOG): $30,000 cash for eligible first home buyers purchasing or building a new home. Valid for contracts signed by 30 June 2026, after which it reverts to $15,000. The home must be valued at under $750,000. This is a state scheme separate from the First Home Guarantee, so you can use both on the same purchase.

Stamp duty exemption on new homes: From 1 May 2025, eligible first home buyers in QLD pay zero transfer duty on new homes with no price cap. On established homes, full concessions apply under $700,000 and partial concessions up to $800,000. First Home Super Saver Scheme (FHSS): Save your deposit inside super on pre-tax dollars. Up to $50,000 withdrawable. Stacks with the First Home Guarantee.

Boost to Buy: QLD shared equity scheme where the government contributes up to 30% of a new home's purchase price, with only a 2% deposit required. Cannot be combined with the First Home Guarantee. These are mutually exclusive. If you're weighing both, I'd run the numbers before you commit.

Help to Buy: Federal shared equity scheme launched 5 December 2025[5], up to 40% contribution on new homes. Income caps apply. Cannot be stacked with the First Home Guarantee.

In short: the First Home Guarantee stacks with the FHOG, stamp duty exemptions, and the FHSS. It doesn't stack with Boost to Buy or Help to Buy. On a new build in Queensland you could be looking at well over $100,000 in combined savings. Understanding all financial assistance available to first home buyers is worth doing before you apply for anything.

Important Timeframes: When Things Need To Happen

Established And Off-The-Plan Homes
For established homes, move in within 6 months of settlement. Before you get to settlement, make sure you've arranged a building and pest inspection. For off-the-plan, settlement must occur within 90 days of the guarantee being issued, and you move in within 6 months of that.

House And Land Packages And Separate Build Contracts

Applies to house and land packages and separate land plus build contracts. The construction loan covers both land and build.
1. Sign an eligible building contract before loan settlement
2. Start construction within 12 months of settlement
3. Complete the build within 24 months of settlement
4. Move in within 6 months of an occupancy certificate being issued

FAQs

A minimum of 5% and up to 20% of the purchase price, plus buying costs on top of that. If you have more than 20% already, you're not eligible, but you wouldn't be paying LMI anyway.

Same as buying: between 5% and 20% saved, plus buying costs. The total value of the property once complete (land plus build plus extras) must sit within the price cap for your area. One construction loan covers the whole thing.

Yes. Permanent residents have been eligible since 1 July 2023 and remain eligible under the expanded scheme.

No. From 1 October 2025, the scheme has unlimited places. Before that, places were capped each financial year and allocated across participating lenders. That's no longer the case.

There are no income caps from 1 October 2025. Previously, individual income had to be under $125,000 and combined couple income under $200,000. Both thresholds have been removed entirely.

Yes, if you're building or purchasing a new home. The FHOG is a state scheme and is separate from the First Home Guarantee. You can use both on the same purchase provided you meet the eligibility criteria for each independently. The FHOG is for new homes under $750,000; the First Home Guarantee applies to both new and established properties up to the price cap.

The First Home Guarantee guarantees 15% of your loan so you skip LMI; you own 100% of the property. Boost to Buy is a QLD shared equity scheme where the government co-owns a share. You can't use both on the same purchase. With Boost to Buy you only need a 2% deposit, but you'll repay the government's equity share (plus capital gains on it) when you sell.

No. While the guarantee applies, you can't increase your loan limit. If you wanted to access equity for renovations, you'd need to refinance to a non-scheme loan. No. The property must remain your principal place of residence while the guarantee applies. If you move out, the guarantee no longer covers you, and you'll need to refinance. At that point, if you have less than 20% equity, LMI applies.
